"There is a lot more overhead that goes in each design and, of course, materials and labor change," says Jason Francis, co-founder and COO of Tiny Heirloom, a custom builder in Portland, OR. Tiny Heirloom bases its charges on price per trailer foot or, in other words, the size of the trailer the tiny home is built on.
"Pre-made tiny homes or semi-custom tiny homes are much easier to produce as materials, labor, and overhead all get reduced as you can create repeatable routines and systems," Francis says.
A breakdown of building costs from Tiny House Giant Journey put the cost of building a tiny home between $35,000 to $40,000.
"The trailer chassis itself is probably the most expensive single item that goes into each tiny home. It, of course, is the foundation of each tiny home so it is justifiable," Francis says.
