Despite the fact that the local median sales price reached a new record midway through 2016, there is not an immediate concern of a real estate bubble. Home prices rose last year because of consumer demand versus supply — not speculation as we experienced a decade ago. Further, the local economy is much stronger and credit is more regulated than during the previous market peak, making our current conditions very different.
