Hoppin' To It

I hope everyone had a great Easter filled with lots of family and friends.  We had our annual Easter Egg Hunt with our Grandkids and as always everyone had a great time!

This week I had 4 listings go pending.  I had one on Foxtail Way in Boise go from listed to pending in two days, and one off Maple Grove in Boise go from listed to pending in three days!  I also had one in Nampa off Lynwood, and one off Sheba in Chubbuck go pending.

Treasure Valley Sales and Prices Are Up From Last Year

Looking at key metrics for February 2016, closed sales, pending sales, and median sales price were up compared to a year ago, for all single-family homes, when all price points and construction types are combined:

Canyon County Home Inventory Lowest In 7 Years

The number of homes for sale in Canyon County in February 2016 was at 751, down 25.6% year-over year. The last time inventory in the county reached that point, was June of 2008. The lowest point on record was in July 2007 when inventory was around 560 homes for sale.

For sellers who are in the market, many are enjoying the increased prices that are a result of  low supply. In February 2016, the median sales price for Canyon County existing homes was at $176,114, up 18.5% year-over-year.                                                                             (information and chart from myacar.com)

Ada County Home Inventory Just Shy Of All Time Low

According to the Boise Regional Realtors, low inventory was the recurring theme in market reports from Boise Regional REALTORS® (BRR) last year, but recently a new milestone was reached in 2016.

As of January 2016, there were only 1,695 homes for sale in Ada County; just shy of the all-time low of 1,668 in January 2013, based on records that go back to 2005. Looking at February 2016, that number improved slightly to 1,769 homes for sale, but was still a drop of 8.7% compared to February 2015.

For sellers looking to move fast and get top dollar, low supply tends to make buyers eager to see homes as soon as they hit the market, make offers quickly, and compete on price and other terms. However, for sellers not sure where they want to move next, the prospect of becoming a buyer in this tight market is making many people think twice before listing.   (Above info and chart pulled from myacar.com)

The Difference An Hour Makes

So tonight we lose an hour, I recall how my father hated Daylight Savings Time. He was a farmer and always arose early in the morning, having another hour of daylight just provided him another hour he felt he had to work at night. Somehow that did not mean to him that he could sleep in a bit later in the morning. So he worked even longer days.

In the real estate business having more hours of daylight provides me with more hours to show houses in the daylight as well, especially to folks who need to look after work. If I can use that extra hour to help you, just let me know!

Boise: 6th Best Place to Live in the Country!

From the U.S. News and World Report: Boise is again in the top 10 places to live in the US at number 6.


Metro Population: 639,616
Median Home Sale Price: $232,500
Median Annual Salary: $41,550

Idaho’s most populous city is also the least dangerous of the 100 ranked metro areas, with the lowest combined violent and property crime rates, per the FBI’s Uniform Crime Reporting. While it’s smaller than most cities in the top 20, Boise has one of the lowest unemployment rates in the top 10 and is one of the most affordable as well.

Spring Cleaning

As the weather starts to get nice, I start to think its time to do some spring cleaning! Whether your house is on the market, you're thinking about selling your home, or you're happy with where you are at, it's never too late to get some "spring cleaning" in.  A clean home is a welcoming home!

How would you feel if you listed your house, and the next day it went pending?  That's exactly what happened to a fourplex I listed right by NNU in Nampa off S. Nectarine.  I also had a newly remodeled home in Meridian off Cape Cod go pending this last week.

Home Prices Up 5.76% Across The Country!

    Some Highlights:

    • The Federal Housing Finance Agency (FHFA) recently released their latest Quarterly Home Price Index report.

    • In the report, home prices are compared both regionally and by state.

    • Based on the latest numbers, waiting to move may end up costing you more!
